Privacy Policy

This Privacy Policy explains how HomeRiva collects, uses and shares information when you visit this website, contact us or fill out one of our forms. HomeRiva is a property management and home rental brand serving the Seattle Eastside and North Seattle. We are based in Bothell, Washington, and operated by Casly Homes Construction Group LLC (“HomeRiva,” “we” or “us”).

Information we collect

Information you give us. When you use a form on this site, we collect what you enter:

  • Rental interest form: your move-in timing and preferred move-in date, the monthly rent range that works for you, your monthly household income range, your name, cell phone and email, whether you want text updates, and the home you asked about.

  • Free rental analysis form: the address of your property, the type of home, the number of bedrooms, when it could be ready to rent, your name, cell phone and email, and whether you want text updates.

  • Repair request form: the type of problem, whether it’s urgent, your description, the best time for a visit, your home address or unit, your name, cell phone and email.

  • Calls, texts and emails: anything you choose to share when you contact us.

We do not ask for Social Security numbers or bank or card numbers on this website. Rental applications, screening, leases and rent payments happen on Avail, as described below.

Information collected automatically. When you visit, we and our service providers collect basic technical information, such as your browser and device type, the pages you view, the site that sent you here, the time of your visit and an approximate location based on your IP address. We collect this through Framer’s built-in site analytics and, only if you allow them, through analytics and advertising cookies and pixels, as described below.

How we use information

  • To respond to your questions and requests.

  • To schedule tours and follow up about homes you’re interested in.

  • To prepare your free rental analysis and talk with you about our management services.

  • To handle repair requests and coordinate visits with our maintenance partners.

  • To send texts you’ve agreed to receive.

  • To market our homes and services, including measuring how our ads perform.

  • To run, secure and improve this website.

  • To meet our legal duties, including fair housing and record-keeping rules, and to protect our rights and the rights of others.

Cookies, analytics and advertising

Cookies, pixels and similar tools are small files or pieces of code that let a website or an advertising partner recognize your browser. We group them like this:

  • Necessary: needed for the site to work and to remember your cookie choices. These are always on.

  • Preferences: remember settings you choose.

  • Analytics: help us understand how visitors use the site. Framer’s built-in analytics count visits and page views. We may also use tools such as Microsoft Clarity, which shows how pages are used, only if you allow analytics.

  • Marketing: we advertise, or plan to advertise, on platforms such as Google Ads, and we may also use Meta (Facebook and Instagram) and Microsoft advertising. Their tags and pixels measure whether an ad led to a visit or an inquiry and help show our ads to people who may be interested. These only run if you allow marketing.

When you first visit, a cookie banner asks for your choice. Analytics and marketing cookies stay off until you select Accept or turn them on in Preferences. You can change your choice at any time with the Cookie settings link at the bottom of every page.

Your browser settings can also block or delete cookies, although some parts of the site may not work without them. Some browsers send a Do Not Track signal. There is no common standard for it, so we rely on the choices you make in our cookie banner.

How we share information

We do not sell your personal information. We share it only as described here:

  • With service providers that help us run our business and must protect your information, including Framer (website hosting, forms and analytics), Google (spreadsheets that store inquiries, and advertising) and Avail (rental applications, screening, leases, rent payments and maintenance requests).

  • With the phone, text message and email providers that deliver our messages.

  • With advertising partners such as Google, Meta and Microsoft, only when you allow marketing cookies. Some state laws call this “sharing” or “targeted advertising,” and you can say no at any time with Reject or Preferences.

  • With the owners of the homes we manage, limited to what they need to know about inquiries, applications and repairs for their home.

  • With contractors and maintenance pros who need your name, contact details and address to complete a repair.

  • With authorities or others when the law requires it, to protect rights and safety, or as part of a sale or reorganization of our business.

We do not share your phone number or your agreement to receive texts with third parties for their own marketing.

Applications, leases and payments on Avail

We use Avail (avail.com) for rental applications, tenant screening, leases, rent payments and maintenance requests. When you use Avail, Avail’s own terms of service and privacy policy apply to the information you give it. Please review them on Avail’s website.

Text messages and phone calls

If you give us your cell phone number, we may call or text you about your inquiry, a tour, a rental analysis or a repair. Message frequency depends on your request. Message and data rates may apply. Reply STOP to any text to opt out, or HELP for help. Agreeing to texts is not a condition of renting a home or using our services. You can also ask us to stop calling or emailing you at any time.

How long we keep information

We keep inquiry, rental analysis and repair records for as long as we need them for the purposes in this policy, including follow-up, lease and maintenance records, and our legal, tax and fair housing record-keeping duties. After that, we delete the information or keep it in a form that no longer identifies you.

Security

We use reasonable administrative, technical and physical safeguards to protect your information. No website or system is completely secure, so please do not send sensitive information such as Social Security or bank numbers through our forms or by email.

Your choices and rights

  • Ask us what personal information we have about you, and ask us to correct or delete it.

  • Opt out of marketing emails with the unsubscribe link, and out of texts by replying STOP.

  • Turn analytics and marketing cookies off at any time with Cookie settings.

California and other state residents. Depending on where you live, state privacy laws may give you the right to know what personal information we collect and how we use it, to access, correct or delete it, to get a copy of it, and to opt out of the sale or sharing of personal information or its use for targeted advertising. We do not sell personal information, and we will not treat you differently for using your rights. You may use an authorized agent. We will verify your request before we act on it, and if we deny it, you may ask us to reconsider.

Washington residents. You can make any of the requests above, and we will handle them the same way. We do not collect consumer health data as defined by Washington’s My Health My Data Act. Children

This website is not meant for children under 13, and we do not knowingly collect personal information from them. If you think a child has given us information, contact us and we will delete it. You must be 18 or older to apply for a home.

Links to other websites

Our site links to other websites and services, such as Avail, maps and 3D home tours. Their own privacy policies apply, and we are not responsible for their practices.

Changes to this policy

We may update this policy from time to time. When we do, we will post the new version here and change the effective date at the top of the page.
