These Terms of Use apply to your use of this website, which is operated by Casly Homes Construction Group LLC under the HomeRiva name (“HomeRiva,” “we” or “us”). By using the site, you agree to these terms. If you do not agree, please do not use the site.

Using this site

You may use this site to learn about our homes and services and to contact us. Please do not:

• Break the law or the rights of others while using the site.

• Submit false information, or someone else’s information without their permission.

• Copy, scrape or collect content or data from the site with automated tools.

• Interfere with the site’s security or operation, or try to reach areas you are not allowed to.

Listings are for information only

We work to keep listings accurate, but they are provided for general information. Photos, floor plans, videos and 3D tours may show a similar home, a model or options that differ from a specific home. Square footage and dimensions are approximate. Availability, rent, deposits, fees and incentives such as move-in specials can change at any time without notice, and they are confirmed in writing when the lease is signed.

No offer to rent until a lease is signed

Nothing on this site is an offer to rent a home or a promise that a home will be available to you. Sending an interest form or scheduling a tour does not reserve a home. A tenancy begins only when you and the landlord have both signed a written lease.

Applications and screening

Applications are completed on Avail. We share our screening criteria before you apply and apply the same criteria to every applicant, in line with federal, Washington and local fair housing laws. See our Fair Housing page.

Rental analyses

A free rental analysis is our estimate of market rent based on the information available at the time. It is not an appraisal or a guarantee of rent, occupancy or income.

Repair requests and emergencies

The repair form is for requests that can wait for business hours. For an urgent problem, call us right away. If anyone is in danger, leave the home and call 911 first.

Third-party services

Some services are provided by other companies, including Avail for applications, leases, rent payments and maintenance requests, and the providers of maps and 3D tours. Those services have their own terms and privacy policies, which apply when you use them. We are not responsible for third-party services or websites.

Your information

Our Privacy Policy explains how we collect and use information. When you send us information, you confirm that it is accurate and that you may share it, and you allow us to use it to respond to you and to provide our services.

Intellectual property

This site and its content, including text, photos, videos, logos and the HomeRiva name, belong to us or our licensors and are protected by law. You may view and share our pages for personal, non-commercial use, but you may not copy, change or reuse our content for any other purpose without our written permission.

Disclaimers

This site is provided “as is” and “as available.” To the fullest extent the law allows, we make no warranties of any kind, express or implied, about the site, including that it will be accurate, complete, uninterrupted or free of errors or harmful components.

Limitation of liability

To the fullest extent the law allows, HomeRiva, Casly Homes Construction Group LLC and their owners, employees and partners are not liable for any indirect, incidental, special, consequential or punitive damages, or for any loss of data, profits or opportunities, arising from your use of this site. Nothing in these terms limits liability that cannot be limited under applicable law.

Governing law

These terms are governed by the laws of the State of Washington, without regard to its conflict of law rules. Any dispute about this site will be handled in the state or federal courts serving King County or Snohomish County, Washington, and you agree to the jurisdiction of those courts.

Changes to these terms

We may update these terms from time to time. The new version applies once it is posted here with a new effective date.
